The company
The Schiffszimmerer-Genossenschaft manages around 470 residential buildings, mostly from the 1970s — a typical portfolio for many real estate companies. The initial situation was characterized by decentralized, incomplete data on building envelope, technology, and consumption. Although energy certificates are available, there is no central, digital transparency about the energy status of the overall portfolio and the CO₂ balance sheet.

The challenge
Challenges arose in particular when setting target parameters: Different requirements from the EU Building Directive, Hamburg Climate Protection Act and Building Energy Act GEG made prioritization difficult. There were also uncertainties regarding financial planning and the integration of funding programs. Unclear regulations and fragmented data result in limited budgets — and pressure to relieve tenants and the environment.

The turning point: From data chaos to accurate digital twin
Together with Predium, the cooperative launched an innovative project: All available building data — including protection requirements such as historic conservation and environmental protection — was created in Predium using energy certificates and digitized centrally. Predium's AI added missing information on heating systems and building envelopes, for example, and created a digital twin for each building. It was suddenly visible where the biggest levers for CO₂ reduction and efficiency lie.
Automated analyses made it possible to evaluate final energy, CO₂ intensity, energy efficiency class and energy sources at portfolio and building level. On this basis, target parameters were defined for an initial decarbonization strategy up to 2030:
- Reduce CO₂ intensity
- Switching from fossil fuels to renewable energy sources
- Increasing the energy efficiency class

Quick wins and targeted investments

In order to convince all areas of the company of the new digitized approach, rapid success is crucial: Small, focused measures with immediate effect convince stakeholders.
Cluster analysis: Predium identified 71 buildings with particularly high CO₂ emissions and fossil energy supplies. Specific measures were planned for this subgroup, as a complete restructuring of the entire portfolio within five years was not financially feasible.
Simulation of measures: Various restructuring scenarios were run through, investment costs and funding opportunities were calculated automatically, and the most efficient combination of measures was identified. The software suggested suitable measures to reduce CO₂, which were then supplemented by experience and building-specific knowledge. The investment estimate provided served as the basis for budget planning.

The result: increased value for everyone
The combination of energy-efficient renovation and ongoing maintenance (e.g. roof + PV system) brought unexpected synergies and additional savings. The implementation of the measures is already showing significant success, and running costs for tenants and operators are falling sustainably.

Looking ahead: scalability and future security
The Schiffszimmerer-Genossenschaft is now able to manage its entire portfolio based on data, plan investments and flexibly meet regulatory requirements. The digital platform is growing with you — making the cooperative one of the pioneers in terms of decarbonization and digitization.

The Allgemeine Deutsche Schiffszimmerer-Genossenschaft eG is the second-oldest housing cooperative in Germany and a traditional housing cooperative based in Hamburg. With a portfolio of around 470 residential buildings and a total of around 9,000 residential units, it is actively committed to the sustainable development and modernization of its portfolio.
